Core partnership of Innovatrics, Gluon and Pelikan. A city lounge for business people who meet, eat, travel and host events. One room works across the whole day: breakfast club in the morning, buffet lunch at noon, airport departures during the day, studio and events in the afternoon, private dinners at night.
The airport lounge study showed one lesson. Bratislava airport has one airside lounge already (Menzies Pearl, 63 seats). A second airside lounge would fight over a small low-cost passenger base. A landside city hub is different. It sells to people who live and work in Bratislava, every day, not only on flight days.
The new Innovatrics headquarters opened in late 2025 at Račianska, next to Vinohrady railway station. It was designed with auditoriums and space for social events. It is a technology landmark, which fits the "innovative place and mindset" brand.
The hub is about 8 km by road from the BTS terminal. Free-flow drive is 15–18 minutes. The client parks at the hub, eats breakfast, and our driver takes them to the terminal. On return the driver waits at arrivals.
Gluon syndicate brings events and founders. Partner events like TEDx and business conferences use the hub as caterer. Private dinners create the high-end layer. The breakfast subscription keeps the same people coming back every week.
Three core partners anchor the hub: Innovatrics, Gluon and Pelikan. Members pay monthly. Banks pay per card visit. The space is not one room. Each sector can be rented on its own. Prices are proposals, not published prices.

Market park-and-fly with transfer costs €35–60 for 2–4 days. The hub is a premium: gated parking, our own driver and the lounge. Take away the €29 lounge value and the parking-plus-transfer part sits at the top of the market, level with covered parking.

The model only works if the same room and staff earn money all day. This is the main difference from an airport lounge, which depends on flight waves.
All values are in euros per month, without VAT. Change any number and everything recalculates. Each service shows revenue, direct costs and contribution. Shared hub costs come after the services. assumption means a planning number, not a quote.
Service panels below show a normal month (season index 100). The year, the weakest and the strongest month apply the season indices from section 5.
These costs exist even with zero guests. The airport lounge used a loaded €2,150 per staff member per month. We keep that rate here.
The setting and fit-out are already in the building. The €10k covers small works, branding, buffet items and studio top-ups.
Each line follows one of three season curves. 100 = a normal month as entered in the calculator. Edit any month. Shared costs stay the same every month, plus extra temporary staff in June, July and August. Fit-out is paid before opening in January.
Guests per day counts lounge guests on working days (breakfast, lunch, Pelikan lounge, Košice pass). Transfer overflow is trips the salaried driver cannot cover, sent to a partner taxi at higher cost.
Contribution means service revenue minus food, direct staff and other direct costs. Shared hub costs are paid from the total contribution. The year column includes the seasons.

Build only if the year stays positive at the agreed rent, with December and January included. Need: core partnership signed, 30+ members, one bank contract. Sponsors must cover travel evenings and dinners. Then sign space, parking and the transfer partner.
