Core partnership of Innovatrics, Gluon and Pelikan. A city lounge for business people who meet, eat, travel and host events. One room works across the whole day: breakfast club in the morning, buffet lunch at noon, airport departures during the day, studio and events in the afternoon, private dinners at night.

01 · ConceptWhy a business hub, and why this building

The airport lounge study showed one lesson. Bratislava airport has one airside lounge already (Menzies Pearl, 63 seats). A second airside lounge would fight over a small low-cost passenger base. A landside city hub is different. It sells to people who live and work in Bratislava, every day, not only on flight days.

The space

Not one room. The hub runs the whole public part of Biometrics House, the Innovatrics global HQ opened on 29 April 2026: Nexus Gallery (200 people, 594 m²), Observatory (60), Training Room (40), Bistro Bite with terrace (80) and the courtyard (300). Parking is inside the building. Today catering and staff are bought from outside. The hub becomes the in-house operator.

The airport angle

The hub is about 8 km by road from the BTS terminal. Free-flow drive is 15–18 minutes. The client parks at the hub, eats breakfast, and our driver takes them to the terminal. On return the driver waits at arrivals.

The community

Gluon syndicate brings events and founders. Partner events like TEDx and business conferences use the hub as caterer. Private dinners create the high-end layer. The breakfast subscription keeps the same people coming back every week.

One sentence: a members' breakfast club that also caters events, runs a studio and drives you to the airport. Revenue comes from seven small lines, not one big one. If one line is weak, the room still earns money from the others.

Three core partners anchor the hub: Innovatrics, Gluon and Pelikan. The hub is the whole space, not one room. Prices are proposals, not published prices, except the Biometrics House space rates, which are public list prices.

Market park-and-fly with transfer costs €35–60 for 2–4 days. The partnership offer (€39 + €10 per extra day) lands inside the market price and adds the lounge. The retail Fly bundle sits above the market. It sells the lounge, parking inside the building and our own driver.

The setting and fit-out are already in the building. The €10k covers small works, branding, buffet items and studio top-ups.

Each line follows one of three season curves. 100 = a normal month as entered in the calculator. Edit any month. Shared costs stay the same every month, plus extra temporary staff in June, July and August. Fit-out is paid before opening in January.

07 · Risks & open questionsWhat we must confirm before any commitment

Open questions for Innovatrics

  • 1. Kitchen. Is there a kitchen or an existing caterer in the building?
  • 2. Rent (main open point). Fixed, revenue share, or in kind as the Innovatrics partner share? Section 6 shows how much rent the hub can carry.
  • 3. Gated parking. How many gated spaces for 2–4 day stays? At what price per space? Can we add spaces in summer?
  • 4. Hours and access. Can guests enter from 06:30 and stay until 23:00 for dinners?
  • 5. Spaces. Does the hub resell Nexus Gallery, Observatory, Training Room, Bistro Bite and the courtyard at list price? What share stays with Biometrics House? Can the hub be the default caterer?
  • 6. Lunch deal. How many Innovatrics people are in the building today? Will Innovatrics pay a subsidy per lunch and a fixed monthly contribution?
  • 6b. Auditorium for travel evenings. Price per evening for the auditorium and the full screen.
  • 7. Brand. Is the hub named with Innovatrics, or as a separate brand?

Main risks

  • Breakfast demand is unproven. Bratislava already has breakfast networking clubs (SOPK, BEEP and others). The subscription must sell community, not food.
  • Partner rates need contracts. The €39 partnership, the €19 lounge-only card rate and the €19 per person for Travel Fi 1+1 are proposals until signed.
  • The €19 Pelikan package includes a transfer. It only works with a shared shuttle van (3 people per run). One person per car would lose money on every package.
  • Hub parking costs more than the market. Park-and-fly near BTS costs €35–60 for 2–4 days, transfer included. The bundle must sell the lounge and the gated, own-driver service.
  • Winter carries the risk. December and January lose money unless core partners and fixed costs flex. Options: close Saturdays, cut hours, pre-sell Christmas events.
  • Summer needs capacity. In July the lounge, the driver and the parking fill up. Overflow transfers cost more and parking turns people away.
  • The Pelikan attach rate is a guess. 5% of departing clients is an assumption. Test it at checkout before planning staff around it.
  • Košice travellers are not yet our customers. The 300-a-day figure is the market, not demand. Which Košice trains stop at Vinohrady is not verified.
  • The transfer line is thin. Driver time and the car lease eat most of the €49. Transfers bring in parking and breakfast. They do not make money alone.
  • Drive time. The free-flow estimate is 15–18 minutes. Rush hour on Račianska can be longer. The promise of "under 15 minutes" is not verified.
  • Licences. Food service, alcohol, and handling client cars each need permits and insurance.
  • Dinners depend on sponsors. Without a brand partner the margin falls a lot. Test the sponsor model before building it.
  • Staffing over a long day. 07:00–23:00 needs two shifts. Event days need temporary staff.

Step 1 · 2 weeks

Innovatrics answers the seven questions. We replace the placeholders in the calculator with real numbers.

Step 2 · 6–8 weeks

Pilot with no fit-out. Agree rent with Innovatrics. Sign the core partnership. Sell 20 founder memberships. Open talks with one bank on €19 lounge and €39 fly visits. Add the lounge to Pelikan BTS checkout and measure the attach rate. Run 1 travel evening and 2 private dinners with an external caterer.

Step 3 · go / no-go

Build only if the year stays positive at the agreed rent, with December and January included. Need: core partnership signed, 30+ members, one bank contract. Sponsors must cover travel evenings and dinners. Then sign space, parking and the transfer partner.
